on the northeast edge of the downtown Salt Lake City, Utah business district, bordering residential properties, within easy walking distance of the City Creek Mall, shopping, theatres, Convention Center, Delta Center, restaurants, and a wide variety of other venues.   There are impressive amenities (swimming pool ~ exercise room ~ tennis and pickleball courts ~ conversation rooms), and a recently modernized infrastructure (elevators ~ heating and cooling systems), also excellent internet, television, and Wifi services.   The maintenance fees include the utilities and the reserve fund (which is in good standing).

Canyon Road Towers (CRT) has been from its inception a "no-animal" community. That prohibition appears in the original Declaration of Condominium that governs all CRT units. For reasons that are literally a matter of life-and-death to some of the owners, the no-animal policy must be strictly enforced. It excludes even service animals and emotional support animals. CRTs no-animal policy has been challenged under both the federal Fair Housing Act and the Utah Fair Housing Act and has been upheld as enforceable by the Third District Court and relevant administrative agencies. Under each of these statutes, an association is allowed to exclude service and emotional support animals where, as is the case with CRT, the animals would pose a direct or serious threat to the health or safety of other individuals. The Canyon Road Towers (CRT) has resident condominium owners who purchased a condominium in the CRT specifically to protect and preserve their health and safety precisely because the Canyon Road Towers has been an animal-free building since its beginning (1976). These owners have severe allergies (a covered “handicap” under the Fair Housing Act), which includes animals, particularly dogs and cats. These owners have provided notice to the Condominium Homeowners Association and its Property Management Company of the requirement to ensure protection of their civil rights as afforded under the Fair Housing Act and administered by the federal department of Housing and Urban Development (HUD).

The Declaration was created when Canyon Road Towers, a Condominium Project was built and is recorded with Salt Lake County Recorders Office.   The ByLaws are Exhibit A of the Declaration.   Utah Code - Title 57 - Chapter 8 is the Utah State Code governing the Condominium Ownership Act under Real Estate law.
